Emergency lighting testing: what the regulations expect

What building owners and managers need to know about testing and maintaining emergency lighting.

Emergency lighting is a legal requirement in most commercial premises, and it has to be tested and maintained to stay compliant. There are two routine tests: a brief monthly function test, and a full annual duration test where the lighting runs for its rated duration (usually three hours).

Records matter. A logbook of tests, faults and remedial work should be kept and available for inspection. Missing or failed tests are a common finding during fire risk assessments.

As fittings age, upgrading to modern LED emergency luminaires often reduces maintenance and improves reliability.
